Algarve MotorPark looks to attract luxury tourists

The first hotel to open will be the Radisson Portimão, a debut for the international chain of luxury hotels in this region. It is being built alongside the race track, with adaptations to suit all events. The resort will have 192 rooms and 160 apartments: “The resort intends to compliment the circuit and the soon to be built technological park” said Paulo Pinheiro. The director of Parkalgar added that five star hotels are now in demand as racing teams always choose to stay at luxury hotels: “Any race event occupies, at least, one thousand bedrooms during a week with drivers and teams, and they always request five stars.”

It has been four decades since a luxury hotel has been built in Portimão, but, since the construction of the Algarve MotorPark, several investment proposals have been put forward to the Council.

The Carlos Saraiva Group is currently building a development with over one hundred rooms in Morgado de Arge and will soon begin construction of another 250 bedroom luxury hotel, both expected to be finished by 2010.

The HN Group is also expecting to start construction of the ‘Quinta da Praia’ luxury resort, in Alvor, this year. It is expected to have a hotel with 175 rooms and 197 townhouses.

The Portimão Mayor has considered the racetrack an investment generator as it has sparked interest for several other developments, such as a traditional coastal hotel and another in the city centre, although these projects should only be concluded by 2013, according to Mayor Manuel da Luz.

In the meantime, two four star hotels will be opening in Portimão, the Hotel da Rocha, a 158-room hotel, and the Alvor Baía, a design hotel with 400 rooms.

Algarve wine wins gold medal

A 2007 red has won the gold medal at an international competition. The grapes are from the Algarve. It is called Paxá and it is now the “king” of Algarve wines. Paxá 2007 is a regional red wine produced by the Quinta do Outeiro, and it won the gold medal at the 11th world competition the “Wine Masters Challenge”, which took place in Estoril from 26th to 29th March.

The wine is made on a 16 hectare estate in Silves (Lagoa wine growing region) from the grape varieties Sirah, Alicante Bouschet, Touriga Nacional and Aragonez.

In a press release, the Algarve Tourism Board has congratulated Paxá Wines Lda on its medal success. António Pina, president of the Algarve Tourism Board said that this was a distinction that gave international recognition to the quality of Algarve wines and which without doubt enriched the cultural and gastronomic heritage of the region.

Apart from the Gold Vine Leaf of the “Wine Masters Challenge”, a distinction achieved for the first time this year, the Paxá Tinto 2007 won the silver medal at the competition “Best Wines of the Algarve”, which was organised by the Algarve Regional Directorate of Agriculture and Fisheries.

The Paxá Regional Algarve 2007 is on the list of 75 wines in the “Algarve Wine Guide” which will be published soon.

Surviving Crunch Time - Portugese Mortgage Buying

The worldwide credit crunch and weak pound is squeezing the second home market in Portugal. Fred Hurley, of leading independent mortgage broker Mortgages4Portugal, offers some money-saving advice…

There is no doubt that the worldwide credit crunch, which has devastated equity markets and banking sectors in particular, has had repercussions in Portugal. One mortgage lender has pulled out of the non-resident mortgage market altogether and another has reduced the terms available to non-residents.
There has been a similar tightening of the rules being applied by some of Portugal’s leading banks in the availability of mortgages to non-residents.The reasons for this are twofold: firstly, there is no longer the availability of money for mortgages that freely flowed between the banks just over a year ago, as many of the banks no longer have the reserves to lend out to other banks and lenders alike; and secondly, there has been a rise in defaults on mortgages from non-residents, which is directly attributable to the effects of the credit crunch back in their own country.

Another important factor, attributable to the credit crunch, is that many non-residents not only bought their property for a holiday home but also for investment, with the intention of renting out their properties for holiday lets and using the rental income to help pay the mortgage. With the downturn in tourism and increased costs back home, many second home owners are being squeezed in all ways, not only by the rise in Euribor rates (the interest rates at which banks lend to one another) but also by being offered mortgages unsuitable for them at the time of purchase.

At Mortgages4Portugal, we have seen lots of recent cases where second home owners have come to us finding it difficult to meet their current monthly repayments. When we look into their present mortgage and how it was sourced and arranged, we find that, in many cases, they have been taken by unscrupulous estate agents straight to the bank nearest to the real estate agent’s office and signed up for the first mortgage offered to them, often at spreads in excess 1.25% over Euribor, and sometimes as high as 2% over Euribor, having never been offered a choice of mortgage or mortgage provider at all.

Not surprisingly, these are usually the same unscrupulous people who are now contacting their former clients and offering them a remortgage on better terms then originally obtained. While not illegal, this type of activity is clearly unethical and is frowned upon. It is commonly called ‘churning’.

Anyone who is experiencing problems with mortgage repayments should, in the first instance, approach their mortgage lender directly (or through a reputable independent mortgage broker) to see whether the terms of the mortgage can be changed to allow a lower payment, by either switching to variable or fixed interest mortgage for a period, or extending the term of the loan, which will help to reduce the monthly repayment. If that fails with your current lender, then of course it is advisable and acceptable to try and remortgage with another lender on more suitable terms.

It’s not all is doom and gloom, though. Although new business is certainly slower than last year, mortgages are still available for the right purchaser with the right assets and income level.

At Mortgages4Portugal, we have seen an increase in mortgage enquiries from people who have sterling funds readily available, but are preferring to keep the sterling invested in the UK, and applying for a euro mortgage, which are still available to the right clients at attractive rates, with the intention of paying off a sizeable part of the mortgage when the exchange rate between sterling and the euro improves significantly.

Our advice to those still wishing to purchase property in Portugal with a mortgage is to always to use a reputable independent mortgage broker, who should provide you with three or four quotations from a number of banks or lenders to choose from, after first finding out what mortgage will best suit your requirements

May and June ‘is the time’ to book flights to Europe

Cheap flights carrier bmibaby has said that May and June are among the best months to book flights to European destinations such as Alicante and the Algarve.

That is because the sunshine destinations offer warm weather and empty beaches because the school holidays have yet to begin.

Bmibaby’s flights to Alicante are expected to prove particularly popular, with the Spanish destination offering a number of beaches in close proximity to the city.

“Playa del Postiguet boasts 900m of golden sand and is consistently awarded the Blue Flag Award for cleanliness,” the airline commented.

Elsewhere, bmibaby recommends booking flights to the Algarve as the region is “home to some of Europe’s prettiest beaches”.

Majorca, Menorca and Malaga are also recommended by the airline, with the airline flying to the popular summer holiday destinations from a number of UK airports including Manchester, Birmingham and East Midlands.

The airline has said that it expects to transport approximately 26,000 passengers between the two cities during the peak summer season.
